Loan Structure Requested
â?¢ Provision of Long term loans, (EUR or US$ according to the income of the property ) up to 7-20 years, with 3 years grace period, for Construction loens after 35% completion with own capital or savings,with a minimum investment of 2-5 Million Euros,upwards,
â?¢ A maximum Loan to Value / cost of 65 %,provided Valuation prepared by twd-one Turkish plus one representative of Lender-Building inspectors and / or appraisers
â?¢ Interest rates Swap / floating rate plus a margin (Hedging if necessary for floating rates )
â?¢ Repayment minimum, approximately 5 % p.a. of the principal amount
â?¢ A minimum Debt Service Cover ratio (DSCR ) of 1.35 is to be maintained at all times ( DSCR = Net income of the property / Debt service ( repayment + interest )
Loan Documentation for the Lenders:
â?¢ Local documentation according to Turkish laws in cooperation with local expert Law Office
â?¢ Securities include inter alia:
-First ranking mortgage over the property or Land
-Holding or Escrowing guarantee
- Pledge over receivables from the Home-buyers
-Pledge over the shares issued in ISE
